Buffalo, NY Housing Market Guide (2026)

Data note: Figures come from the sources listed below as of the dates shown. Market data changes monthly and may be revised.
Buffalo was Zillow's hottest housing market in both 2024 and 2025, and in 2026 it slipped only to second place behind Hartford. Its combination of low prices, tight inventory, and steady demand has made Western New York one of the most competitive regions in the country for buyers.
Why Buffalo stays hot
Buffalo is one of the more affordable large metros in the Northeast, with a typical home value of about $277,499 as of October 2025, according to Zillow. That affordability draws first-time buyers and people relocating from pricier regions. At the same time, supply is limited: Zillow reported 39.1% fewer homes for sale than before the pandemic. The result is a market where 65% of homes sold above their asking price in 2025 and only about 17% of listings saw price cuts. Zillow noted that sellers held a strong advantage in negotiations throughout 2025, giving Buffalo the highest competition value on its market heat index among major metros.
Prices and forecasts
Zillow reported Buffalo home values grew 3.7% in 2025 and forecast a further 2.5% rise in 2026. Much of the region's housing stock is older, including classic two-family homes and early twentieth-century single-family houses in neighborhoods such as those featured in the city's historic districts, so condition varies widely from home to home.
What buyers should know
Low prices do not mean low competition. Be prepared to move quickly, and budget carefully for winter-related costs such as heating, roof and gutter maintenance, and snow removal. With older homes common, a thorough inspection, including the roof, foundation, and electrical system, is essential.
Tips for buying in Buffalo, NY
- Get fully preapproved before you tour. In fast markets, the best homes can draw offers within days, and listing agents favor buyers whose financing is already verified.
- Study recent comparable sales street by street. Metro-wide numbers hide big differences between neighborhoods and towns.
- Budget for property taxes and insurance up front. Taxes vary sharply between municipalities in the same metro, so the same price can mean very different monthly payments. Try our affordability calculator.
- Keep an inspection contingency if you can. Much of the housing stock in older metros predates modern codes; a short inspection window is usually a smarter way to compete than waiving it.
Tips for selling in Buffalo, NY
- Price to the market, not above it. Even hot markets punish overpricing, and the national market cooled in fall 2026 as mortgage rates rose above 7%.
- Prepare the home before listing. Simple repairs, paint, and staging help you capture the strongest early demand. See home staging tips.
- Plan your next move. Low inventory cuts both ways: if you're buying locally too, line up your purchase plan or a rent-back before you accept an offer.
