Rent vs. Buy Calculator

Compare the net cost of renting and buying over the number of years you expect to stay.

Estimates only, for educational purposes. Not a loan offer or financial advice.

How it works

The net cost of buying adds your mortgage payments, property taxes, maintenance, insurance, down payment, and closing costs, plus the investment return you give up by not investing that cash, then subtracts the equity you walk away with after paying selling costs. The cost of renting is total rent paid, rising each year. Results are very sensitive to appreciation and how long you stay, so try several scenarios. Read Renting vs. Buying.
